When Drive is enough

Google’s own sharing model is Viewer, Commenter, and Editor. A Viewer can download by default. The owner can prevent download, print, and copy. Expiration is on eligible work or school accounts. Google’s own help also says you can limit download, print, and copy inside Drive, and you cannot stop how others share the file content in other ways. View-only never stops a screenshot or a phone camera.

When Drive stops being enough
Drive fails once several buyers are in the CIM at once, or the SBA lender needs its own set, and there is no log of who opened which page. A Viewer link that gets forwarded is the usual leak. Stage the release either way: CIM and recast after the NDA; tax returns, lease, and named customers after an accepted LOI. Drive stays the working folder. The room is the gated copy you send.
A dedicated room does not stop a buyer from downloading files into their own Drive if download is on. Download control and a watermark name the copy. They do not stop a download the broker allowed, and they do not stop a camera.
Rooms import from Drive. Drive remains the working copy. The room is a snapshot until the broker imports again.
