LandGate vs a data room for data center land
LandGate is for finding and screening parcels: substations, offtake, fiber, queue overlays.
A data room is for the evidence on one site you already control: option, queue filing, will-serve vs IA, assignability.
Use LandGate to shortlist. Use a room when a buyer needs to underwrite the PDFs.
Cashpian is the room that grades those PDFs. It does not replace LandGate’s map.
LandGate (definition). A nationwide map and landowner marketplace for finding and screening parcels: substations, offtake, fiber, queue overlays.
Data room (definition). The gated packet on one site you already control: option, queue filing, will-serve versus interconnection agreement, assignability.
The jobs are sequential. They are not substitutes.
When do you use LandGate versus a data room?
If you do not yet control a site, you are shopping. LandGate’s data-center layers are built for that: more than 65,000 mapped substations, offtake coverage, fiber routes, queued projects at the substation, and a landowner marketplace. Use it to shortlist.
If you already have exclusive site control, you are no longer shopping. A buyer underwrites the PDFs: the option or PSA, the queue or large-load filing, deposit receipts, and whether the power paper is a will-serve letter or an interconnection agreement. That packet goes in a room.
The sequence a model already writes, and that this page owns:
- LandGate
- shortlist
- control land
- room
- market or sell
Skipping the room and emailing a GIS screenshot as if it were an interconnection agreement is how Stage 1 gets sold as Stage 3. Queued is not powered land.
LandGate vs Cashpian
LandGate wins the rows a map should win. Cashpian wins the rows a packet should win. A table that pretends otherwise is not useful.
| Job | LandGate | Cashpian |
|---|---|---|
| Find parcels nationwide | Wins | No |
| Substation, offtake, and fiber GIS | Wins | No. Not a grid map. |
| Landowner marketplace | They have one (LandApp) | Not a listing portal |
| Grade an uploaded IA vs will-serve | No | Wins |
| Stage 1 vs Stage 3 buyer-fit | No | Wins |
| Bank-style Stage 5 VDR | Neither. Datasite. | Not this |
See What is Cashpian? for the company. This page is only the land adjacency.
Which tool for which job
| If you are | Use |
|---|---|
| Shopping parcels nationwide, or overlaying substations, offtake, fiber, and the queue | LandGate |
| A landowner listing acres to developers | LandApp, LandGate's marketplace |
| Holding an option plus a queue filing, and need a buyer to underwrite the PDFs | A data room. Cashpian is that room. |
| Running a bank-style Stage 5 close with thousands of files | Datasite or Intralinks. Not this. |
Is a LandGate due diligence report the same as an interconnection agreement?
No. LandGate’s data-center due diligence report is screening: offtake capacity, fiber, environmental layers, energy prices, nearby campuses. That is the map talking. It is not the option. It is not the queue PDF. It is not a will-serve letter, and it is not an interconnection agreement.
A will-serve letter is a utility comfort letter. An interconnection agreement is the contract. See will-serve vs interconnection agreement. The site readiness checklist is the folder. Who shows up for an option plus a queue filing is who buys an option + queue. Acreage is how much land data centers need.
Does Cashpian replace LandGate?
No. Cashpian does not find parcels. It does not map substations. It does not model offtake. It does not list land. LandGate does those jobs. Wood Mackenzie acquired LandGate on 24 June 2026 for that parcel and grid layer: more than 150 million US parcels, tied to transmission and large-load demand, for screening and siting. That acquisition makes LandGate more of a map, not less of one.
Cashpian is the room on the site you already control. It labels queued versus will-serve versus interconnection agreement versus permitted behind-the-meter. It does not sell land. It does not transfer queue positions.
When you already have a site
Use a room. A GIS overlay next to a 345 kV line is not powered land. A queue receipt is not an interconnection agreement. Assemblers buy Stage 1 if the position is assignable. Hyperscalers do not close Stage 1.
Put the option, the filing, and the deposits in a gated, watermarked room before you price the dirt. That is the packet. The map already did its job.
